1. How do I invest?
In order to invest you need to be:

A South African citizen.

A salary earner of R3000 per month or more.

Have been permanently employed for a period of 3 months or more.
2. How do I stop my investment as a shareholder?
Your investment can only be stopped after 1 year and we reserve a period of 6 months to process your exit. In the event that you would like to exit your investment, you will need to complete the form on our website stating the reason for exiting your investment. On receipt of the cancellation request, WMPI will replace your shareholding, your outstanding bond amount will be settled by the incoming/existing shareholder, and you will be liable for the attorney transfer fees.
3. What is my risk?
WMPI agrees to make the following payments on your behalf:

bond repayments (including insurance).

Property maintenance costs.

Rates and levies (including special levies).

Contractual fee excluding transfer fees should you decide to exit your investment.
Your share in the property company is protected through the value of the property asset itself. In the event of WMPI not meeting their obligations, you as a shareholder can elect to sell your share in the property or sell the entire property to cover your outstanding bond amount. Any profits thereafter will be distributed to WMPI for their services. The main risk you are taking is if the South African and or global property markets collapse - which is a highly unlikely event.
4. How many people/friends can be shareholders?
There is no limit to the number of shareholders that can be involved in the purchase of a single or multiple properties.
5. What age do you have to be to invest?
18 years or older and meet the investment requirements stated in point 1 of the FAQs above.
6. Must I be permanently employed and, if so, for how long?
If you are investing using a bond, you need to be permanently employed for a period of 3 months or more and be a South African citizen.
7. Does this property investment scheme only apply to salary earners?
Yes, it only applies to monthly or weekly salary earners who are permanently employed for a period of 3 months or more and are South African citizens.
8. Who pays for the bond?
WMPI agrees to cover the bond repayments in return for the ability to use your bond to purchase the property. You earn a return from the first day that the property is registered (after purchasing). Registration usually takes approx. 3 months at the Deeds office.
9. Who is Word Model Property Investments and how long has the company been around?
Nazeem Stemmet, trading as WMPI, has been in business for over 22 years buying property on auction and on the open market at around 30% lower than normal market prices.
10.Who handles the bond application?
WMPI takes care of your bond application and the bond payments on your behalf.
11. Who manages the property/properties?
WMPI handles the running and maintenance of all properties on behalf of its shareholders. All the shareholders need to do is sign the form that allows WMPI to use their bond and you as a shareholder will then receive a monthly payment every month for a period of 5 years - it's that simple.
12. Who pays the rates, levies, special levies, maintenance costs and property insurance costs?
WMPI agrees to cover all costs associated with owning the property including the rates and levies, maintenance costs, bond repayments, special levies and property insurance costs.
13. What happens if WMPI doesn't pay the bond payments?
Should WMPI default on any bond repayment, the bank will notify you in the first month. WMPI as a shareholder, and as per your agreement with WMPI, is liable for the bond repayment. In this case, WMPI has the option of selling or renting the property to cover the bond cost. WMPI will be forced to sell the property to cover your bond. Every property has a 6-month rental insurance.
14. Can the property be sold and what happens when the property is sold?
Yes, the property can be sold. On the sale of the property, all bonds are settled, and shareholders will cease to receive their monthly shareholder payment. The profits of the sale (if there are any) will be distributed to the shareholders and WMPI for their service.
15. If I have my own property, can I get a bond?
It all depends on whether your monthly salary will allow you to apply for a second bond. In the event that you have made considerable repayments on your existing bond, then the likelihood is that you will be able to get a second bond.
16. Can I refer customers to WMPI and how much do I get as a referral fee?
Fee / once off or recurring.
17. Can I use cash instead of a bond?
Yes, you don't have to apply for a bond if you would prefer to invest using cash.
18. Are properties primarily purchased for rental or for resale or both?
Properties are primarily purchased for rental purposes. WMPI reserves the right to sell a property and replace the property with a different rental property. This has no impact on your monthly shareholder payment.
